What does an owner’s representative actually do?
An owner’s representative manages a construction project on behalf of the property owner. We sit on your side of the table during procurement, design coordination, contract administration, and handover. Unlike a contractor’s project manager — whose job is to deliver the contractor’s scope — our singular focus is protecting your interests, time, and budget.
How are you different from a project manager hired by the contractor?
The contractor’s PM works for the contractor. Their incentives align with the contractor’s margins, programme, and scope. We work directly for you. When variations are proposed, we challenge them. When certificates are submitted, we audit them. When the contractor and consultant disagree, we adjudicate without conflict of interest.
How are you typically paid — flat fee or percentage?
It depends on the engagement. Most projects are priced on a fixed monthly retainer (typical for builds over 12 months) or a percentage of construction cost (typical for shorter or smaller projects). We are happy to discuss both during initial conversations and recommend what is fairest for your situation.
What size of projects do you take on?
Anywhere from KES 50M residential builds through to KES 5B+ commercial and mixed-use developments. Our approach scales — the rigour of cost discipline and stakeholder coordination applies to a 4-unit townhouse just as much as to a 30,000 m² retail mall.
How early in a project should we engage you?
The earlier, the better. We add most value at brief and concept stages, where decisions made today shape everything that follows. That said, we routinely engage on projects already on site — sometimes urgently, where things have gone wrong. We assess where you are and what is recoverable.
I’ve been invited to a project — how do I log in?
Use the credentials sent in your invitation email. Click Try the Demo at the top of this page, enter your email and password, and you will land on the dashboard for the project(s) you have been granted access to. If you cannot find your invitation email, contact your project’s owner’s representative.
Can I access the portal on my phone?
Yes. The portal is fully responsive and works on any modern smartphone or tablet browser. No separate app needed — bookmark the URL on your phone’s home screen for one-tap access.
What information will I be able to see in the portal?
That depends on your role on the project. Owners and developers see everything. Consultants see drawings, RFIs, and meeting minutes relevant to their discipline. Contractors see the BoQ, variations, certificates, and RFIs raised on their packages. Every user sees only what their role entitles them to.
Is my project data secure?
Yes. The platform is self-hosted on infrastructure under direct control — no third-party SaaS providers handling your data. All connections are encrypted (HTTPS). Authentication uses bcrypt-hashed passwords and CSRF protection. Every change is recorded in an audit log. We do not share your data, and we do not use it for analytics.
What happens when the project is over?
At handover we provide a complete project archive — BoQ, certificates, variations, RFIs, minutes — as PDF and CSV exports. The live portal remains accessible for an agreed warranty period (typically 12 months) for any defects-liability matters that arise. After that, access is wound down, but you keep the archive.
